The following project was submitted to AWCI’s Excellence in Construction Quality Awards program in 2020 in the Drywall category.
An extremely tight schedule and labor shortages challenged AWCI member Performance Contracting, Inc. as they worked to install more than 2.8 square feet of wallboard in 337 weekdays at the Lowes Kansas City Hotel. Work started Aug. 1, 2018, and ended Nov. 14, 2019, on this 818,070-square-foot project. Having a good strategy was key.
The accelerated schedule and tight downtown job site demanded the utmost coordination of material delivery and distribution. In addition to deliveries throughout the day, anywhere from four to six trucks unloaded and dispersed material every night throughout the site. PCI held daily crane and material hoist coordination meetings with the general contractor and other trade partners. All aspects had to be coordinated down to 15-minute increments, as one delayed delivery would affect the entire job site.
With material stocking time at a premium and a hot construction market creating trade labor shortages, the building experts at PCI quickly realized that any labor or material savings would be extremely impactful to the project. So they decided that value engineering items—like the drywall—would be extremely beneficial. Using a new kind of wallboard, PCI was able to reduce many guestroom wall types from four layers of drywall to two while outperforming the owner’s STC standards. Not only did this reduce the material delivery demand, it allowed PCI to meet the accelerated project schedule with a more efficient crew size.
PCI’s work on this marquee project allowed all involved to call it a success.
